One such partnership we would like to highlight is the one we have with Combined Construction Services. James Nash who serves as the President of the company was kind enough to share his thoughts on the partnership.
James tell us a little bit about yourself and your company.
We provide construction and renovation services on both interior and the exterior of buildings both in the commercial and multifamily sector. We have a big focus obviously in the state of Georgia but have projects covering the whole southeast region including Tennessee, Alabama and the Carolinas. We also have clients in California, Texas and Washington. Business has also been involving some international organizations. We are very excited to see the growth of our company and the portfolio of organizations we work with.
Can you describe some of the benefits of having Southern Energy Solutions as a partner?
We have collaborated for over 15 years. They bring a high level of expertise and experience to the table. His group has a great track record with all things sustainable. A key facet of the partnership is that they go beyond the products themselves but provide surveys and details that outline the benefits of any given project. The attention to detail makes working with our clients a much simpler process.
You recently had Southern Energy Solutions provide some updates to your building in Villa Rica. Can you give us some details about the project?
Southern Energy Solutions performed some retrofit on our lighting and our water consumption. We saw our utility costs cut in half immediately. The return on investment was approximately 90 days and that includes the cost of the products, labor, installation etc. Just a few years ago that kind of return was unheard of. But with huge dips in overall cost of product because of partnerships such as this one, this was a no brainer for us to implement.
Any recent projects that you partnered with SES on that you would like to highlight?
We recently completed an apartment community project in Decatur Georgia. The name of the community is Brentwood Apartments. Southern Energy Solutions provided exterior lighting and solar lighting solutions for this project. The community was able to decommission 40 street lights as a result of the project and the overall immediate cost of electric savings was 40%
SES also worked on an apartment community in Mobile Alabama called Southern Oaks. This one also needed lighting solutions which involved replacing components with impact and LED fixtures. This community also had an immediate savings of over 35% in electric costs.
Any future projects on the horizon?
Yes. Dalton Village was recently awarded to SES to provide sustainable solutions to the interior and exterior project. This is a 12 month contract for 140 units. The client is based out of New York and this is their first venture here in the state of Georgia. They came to our showroom in Villa Rica and were very impressed with the array of products that were available to them. This just scratches the surface. Our partnership with SES is leading us to expand our foot print in the NE region within the second quarter of this year. We have dozens of projects that are being worked on for 2017.
Are sustainable solutions a tough conversation with asset managers and owners?
A few years ago the answer would be yes but today the answer is no. Owners and asset managers can see a much clearer picture on costs and return on investment. Costs are much lower and ROI is much quicker. Groups who pursue sustainable solutions attract a much better clientele overall. On the asset side you see the costs come down from the product perspective but also from the operating and maintenance perspective. Inevitably you are able to achieve a rent increase without necessarily pushing rents.
From the tenant or resident side they see their costs in utilities go down. This is a huge impact on existing customers and provides a clear decision path for prospective customers. Sustainable solutions now becomes more than just a buzz phrase. It is an actionable item that is extremely attractive to all parties involved.
Over the years true awareness and education has helped steer these conversations. Light fixtures and toilets are actually fun to talk about. They are “cool” from a temperature perspective and from a cultural perspective. With the consumer being much more green oriented assets are smart to move in this direction. This is a great savings to them and allows for more capital to be moved towards other amenities. In a super competitive market this is huge.
Has this partnership contributed to your growth?
Easy answer. Yes. This partnership has led to other very fruitful partnerships with numerous product suppliers and specialists. Two that come to mind are Behr Paint and Supply Works. They both provide excellent service and have products and discounts that can be passed on to our clients. Partnerships like these make our job much easier.
